The perfect candidate would have a high work ethic, is flexible, detail oriented, computer literate, have great personal skills and is a self starter. Duties and responsibilities would include but are not limited to renting storage units, collecting and processing payments, answering the phone and selling our services and products to prospects, speaking with customers about their account status, maintaining the facility, cleaning and organization and others. This is a full time job and requires 40 hours a week during office hours; there may be times overtime is required, but this is not typical.

Job Title: Site Manager
The Site Manager is the first representative to our customer; he/she is generally one part of a team of two or more employees. The employee is responsible for maintaining the daily operations of a site. Superior performance in revenue, delinquency management, occupancy, salesmanship, maintaining cleanliness standards and customer service are required.
ESSENTIAL DUTIES AND RESPONSIBILITIES Include but are not limited to the following
- Compile required weekly, monthly and quarterly reports correctly and on time as well as other assigned reports
- Greet incoming customers promptly, enthusiastically and professionally
- Show available units to prospective customers
- Provide outstanding customer service at all times and at all places on the property
- Maintain auction files accurately
- Assure all records are accurate for each customer including rental agreements, insurance, change of address forms, addendums, and any correspondence to or from each customer
- Maintain a schedule, outlining all current maintenance items and items that need to be addressed with your Supervisor
- Send a petty cash reimbursement each week or when your outstanding non-submitted balance reaches $50
- Maintain a Valid Driver's License during employment
- Finish assigned projects to the best of your ability and up to company standard
- Cover and work at other properties when assigned
- Know the state's Auction Lien Laws
- Process all payments accurately and timely
- Make daily delinquent phone calls to customers and document the results
- Balance petty cash drawer daily
- Know the features and benefits of your property and present the features and benefits to customers in person and over the phone
- Make bank deposits daily
- Deposit cash funds in excess of $500 immediately.
- Keep an accurate merchandise inventory.
- Approve and forward all invoices as required.
- Maintain a clean and organized office at all times.
- Parking bumpers, curbs and bollard posts should have a bright fresh coat of paint at all times.
- Answer phones in a friendly, pleasant, and professional manner.
- Golf cart should be ready for customers at all times.
- Perform lock checks on a daily basis.
- Oversee projects from outside contractors and report results to your Supervisor.
- Keep golf cart, company units, and grounds clean and free of debris.
- Keep all vacant units clean, locked and ready to rent.
- Perform weekly unit inventories.
- Additional duties as assigned.

- EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or related experience and/or training. College experience is a plus but not required.
- LANGUAGE SKILLS: Ability to read English and interpret documents including but not limited to safety rules, operating and maintenance instructions, and procedure manuals. Ability to write and create routine reports and correspondence. Ability to speak effectively before customers or groups of employees of our organization.
- MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute prorated rent rate, percent and to draw and interpret various types of bar graphs.
- REASONING ABILITY: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with and solve problems.
- PHYSICAL DEMANDS: While performing the site manager duties the employee is regularly required to use hands and fingers to handle, or feel and is required to talk and hear. The employee frequently is required to stand, walk, sit, and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee must frequently lift and/or move up to 35 pounds and occasionally lift and/or move up to 50 pounds. - VISION: Specific vision abilities required by this job include close vision, distance vision, and color vision.
WORK ENVIRONMENT: The site manager will generally split time between an office environment and outside tasks. Outside tasks may need to be performed in both extreme cold or extreme heat and all types of weather. The noise level in the work environment is usually moderate.
